Views are terrific, with great vistas of the West Elks to the east, the San Juans to the south, the Uncompahgre to the west, and the Grand Mesa to the north. The CQ Lateral is a major canal in the area, providing irrigation water to many farms and ranches, and it snakes through the property in a pattern of oxbows. It's a pretty property. Access might take some work to establish. This parcel is part of a larger offering, the Berkeley Estates portfolio, which includes 276 total acres, 12,000 square feet of greenhouses, 42 acres of vineyards, an 80x150 machine shed, 4,192-square-foot workshop and storage shed, 7,500-square-foot winery building, and a very nicely remodeled 2-bedroom home on 1.15 acres with a 40x60 shop building.
