This suburb is most commonly associated with the its major educational institution which brings in students from around the world, but it offers plenty to those who choose to settle as well. It's about a half hour to the beach towns or less, and hosts a fair amount of events from concerts to comedians. The city's efforts have been noticed and Irvine has definitely made a name for itself. You can expect to pay over a million dollars for certain zip codes, with the average price being about $770,000. The market does not seem like it will rise significantly in the immediate future, but this should show you the demand for living in Irvine. This community has 22% of its population who make their profession in the education. The school systems here from kindergarten and beyond are excellent. Add in the vast quantity of college students and you'll learn quickly that this is one knowledgeable community. California does somewhat live up to its superficial stereotypes so Irvine can be a good place to find a different vibe if you like to have intellectual conversations. When your neighbors take the time to read and keep up with the news or scientific discoveries, it helps expand your own mind and introduces you to new points of view. This can be an invaluable addition to the quality of your life.

The streets, parks and buildings are all remarkably taken care of. It takes a lot of energy to keep everything looking beautiful, and this is something that residents and local government have made a huge priority. It has a big effect on how people feel if they either live, work or visit here. Messy or damaged property does not make for rising home values. This may not be the town that tourists are flocking to, but if they do happen to be there for an event or shopping excursion, they're sure to notice the difference in the other towns around it. Apart from a few select neighborhoods, Los Angeles obviously does not keep to these standards and even if you travel to nearby neighborhoods like Santa Ana, you'll definitely see a shift in how the community is treated. This is not to say that you'll never see litter in Irvine CA or that the town is full of robots who never make a mistake, it's just a city that takes its land and infrastructure seriously.
This is not to say that there's nothing else to here besides work. You'll also find farmer's markets, restaurants of every kind here, and both ritzy and bargain shopping for whenever the mood strikes you. Between the events here and all of the happenings of the surrounding cities, including LA to the north and San Diego to the south, you'll never run out of things to do.

There's nothing wrong with wanting to be around people who care about their career, families and lifestyle. This doesn't make a city boring, but rather affords its citizens the chance to live a predictable life where they're unlikely to have to deal with a lot of neighborhood drama. You'll find that Irvine offers the type of consistency that young professionals and families as well as serious students crave. There's a chance here to grow roots for those who want it or to come and go. The students and the locals live very different lives in general, and don't necessarily cross paths a lot. This area for the most part may see some theft as its main crime problem, but for the most part offers a safe place to be. It's especially valuable to parents who want their kids to grow up with a certain sense of stability.
