Oakley is a very popular city in the Cincinnati area for many reasons. The real estate is booming there mostly due to the fact that many young professionals are targeting this town to buy their first homes in, which is such a good idea for this excellent area. It’s very convenient for those who commute to downtown Cincinnati due to the I-71 interchange being close by. That makes it attractive alone for prospective residents. The total population of the area is nearing 10,000 because it’s been growing and booming over the recent years. The median age is pretty young of the population there, at 32-years-old with slightly more females than males. The females are at 52 % while the males clock in at 47 %. This might be the fact that the area itself is very safe with a low crime rate. There is a ton of community pride in the city that is fostered by the Oakley Community Council.

Who Is Buying Property?

The employment of the area is split pretty equally between blue collar and white collar workers so there are a variety of houses in any price range. The median price of the homes tends to be around $175,000 with the average person’s income being $61,000, so it can be a fairly upscale area that caters to families. The school system is very highly rated in this area as well. More of the residents here are married than single. The demographic is mostly Caucasian as well. The cost of living isn't very high there, as it's below the national average so people are getting more "bang for their buck" in this mid-western town.

Types Of Real Estate Available In Oakley

The types of houses available have your basic mid-western flair. There a smaller bungalow type homes, with one to three bedrooms, mid-sized colonial homes, and larger luxe mansion type properties. Looking at the amount of homes for sale in the area, the number is around fifty in the winter months, and goes up with the real estate boom in the summer when most people decide to sell their homes. Right now the least expensive house for sale is a three bedroom, one bath at 1200 square feet on Robertson road that is considered a Cape Cod style house for only $51,000. On the other end of the spectrum the most expensive house for sale is 2.9 million dollars with almost 7000 square feet of space, and five bedrooms and baths spread out through the luxe estate. If you want to live in high style and have the money this is a gorgeous home to buy on Erie Avenue. Obviously most of the prospective residents won’t have that kind of money to spend, but the choices of properties in between the least and most expensive are nice none the less. There are many different styles available, including all brick homes, and ones that white pristine siding. So the style you would like to look into just depends on your own preferences.

It’s a Sellers Market Right Now

It’s a bit of a seller's market right now, because the popularity of the area has driven the prices up quite a bit in the past few years. Cincinnati as a whole is experiencing a renaissance at the moment with more and more jobs becoming available so the influx of people in the area has motivated the real estate market. 2015 was actually the best year for sales since 2007 before the real estate bust happened in 2008 where prices went dramatically down, and people weren’t getting anywhere near what their homes were previously worth. That has all changed now since the when homes are listed , they only spend an average of 65 days on the market according to a Coldwell Banker Real Estate agent. So that means a new batch of people looking to buy in the area aren't wasting anytime picking out their new home.

The Future Looks Good

The only problem with buying a home in this area is that they are getting snatched up so fast a buyer might have to wait a bit before finding exactly what they want to own. This is especially true for first time home buyers who shouldn’t get in over their heads when they buy their first houses. It’s not fun to be “house poor” where you are living above your means in a home that is draining your bank account every month just to cover the mortgage. Many people have also looked into buying homes that are a little less expensive and completely renovating the existing structure into exactly what they want with decked out kitchen, top notch appliance, and better luxury style bathrooms. The options are endless when you have a decent amount of money to renovate a property where the structure of the original space is good. This might be due to the popularity of show on the HGTV channel called the "Property Brothers" which shows the process of buying a lower priced home that needs a little love, and turning it into the ultimate living space.
