Las Vegas as a vacation destination, but it’s a totally liveable city, too. Check out a few of these more affordable suburbs if you’re looking to make the move to the Sin City area on a budget.
Here are the 10 most affordable Las Vegas suburbs.
1. Bunkerville

- Median home value: $158,700
A tiny town of only a little more than 1,000, Bunkerville is roughly an hour away from Vegas. The distance gives residents the perfect amount of separation from the hustle and bustle on the strip, while still letting them take advantage of everything Vegas has to offer.
Most notable for it’s high household income, residents here make up to $30,000 more on average than the residents from some of the other suburbs on this list. Plus, Bunkerville is close to Lake Mead National Recreational Area, as well as Grand Canyon Parashant National Park, making it a great place for outdoor lovers.

Another tiny town outside of Las Vegas, Indian Springs only has a few hundred permanent residents. However, it’s also home to the Creech Air Force Base, which happens to be where the USAF Thunderbirds practice their aerial maneuvers.
This town is notable for its extremely low cost of living—20 percent less than the national average, as well as the very low average cost of homes, coming in at around $46,000. Indian Springs also used to be home to a casino, which has since been closed by the USAF in order to expand the security buffer around Creech AFB.
3. Whitney

You’ve probably seen Whitney on television before without even noticing. It’s where Univeristy of Nevada - Las Vegas plays all of their home games at the Sam Boyd Stadium.
Whitney is notable for being all around affordable, with an average cost of living, good wages, and homes that hover around $110,000. If you want to be a little closer to the action in Sin City without actually being in Sin City, Whitney might be the place for you.
4. Sunrise Manor

East of Las Vegas, Sunrise Manor is one of the larger towns on our list with close to 200,000 residents. As you might expect, this means it has all the amenities a big town has to offer, with much more convenient access than residents would typically find in most desert towns.
It’s also known for being home to the Las Vegas Nevada Temple of The Church of Jesus Christ of Latter-day Saints, as well as some of the entertainment overflow from Vegas.
5. Winchester
Key Stats:

- Median home value: $107,000
Originally founded as “Paradise A,” Winchester is known for containing part of the Las Vegas Strip, including casinos like the Riviera and O’Shea’s. Despite its close proximity to all of the Las Vegas excitement, it’s actually cheaper than you might think.
Salaries aren’t super high, but the cost of living is lower than the national average and the homes here are some of the cheapest on our list.

Searchlight only had a few hundred residents the last time the census was taken, so this is a great place to settle down if you enjoy a small town vibe. Located in Clark County between two mountain ranges, the natural views here are unbeatable.
Plus, the cost of living here is lower than any other Las Vegas suburb, meaning you can save a little extra dough for those slots.

The third largest city in Nevada with well over 200,000 residents and still growing, North Las Vegas is one affordable Sin City suburb that’s definitely worth checking out. It puts you close enough to enjoy all of the cool things that Las Vegas has to offer, while still having plenty of amenities of its own, including multiple casinos, a planetarium, and a long list of restaurants and bars that are much cheaper than those on the strip.
If you want to live the big city life without actually living super close to the strip, North Las Vegas might be calling your name.
8. Paradise

- Median household income: $46,527
Another area of the Las Vegas metro with over 200,000 residents, Paradise is the second largest unincorporated town in the country behind Honolulu. It’s noteworthy for being home to some of Vegas’ most popular casinos, including Aria, Bally’s and Bellagio.
Despite being so close to one of America’s most popular tourist destinations, the cost of living is only about four percent higher for locals than the national average, while average wages make the $151,200 median home price affordable for most. If you want to live as close to the strip as possible, Paradise is one affordable Las Vegas suburb you should be checking out.
9. Spring Valley

Located roughly two miles west of the strip, Spring Valley is another Las Vegas that gives residents a little separation from the chaos, while still making it easily accessible by a short cab ride when they’re looking to hit the strip. Spring Valley is also home to Las Vegas Wet N’ Wild.

- Median household income: $36,077
Technically, Laughlin is still in Clark County, but it’s 90 miles away from Las Vegas. While this means Sin City is still within driving distance for a day trip or a long weekend, most residents here prefer to enjoy their own casino strip, which happens to lie along the Colorado River.
Due to its separation from Vegas, Laughlin has a vibrant community of it’s own, holding several annual events like the Laughlin River Run, as well as having tons of local groups that are very active around town, like the American Legion and Kiwanis. If you want to be close to Vegas but don’t want to live somewhere that’s all about Vegas, Laughlin is a great affordable fit.

- Cost of living
- Median home value
- Percentage of income spent on rent
- Affordability ratio (median home value divided by median household income)
We then averaged those scores into one overall score and the places with the 10 lowest scores made up our list of the 10 most affordable Las Vegas suburbs.
