Ranch rehab project--this historic ranch has a unique set of assets that make it appealing to the new buyer, with a total of 253 acres and about 75 irrigated acres. The historic 1902 farmhouse has decent bones but is in need of a remodel, as do the outbuildings and corrals. There is a decent metal shop building, a chicken coop, large hay barn, detached 2-car garage, and a couple of old outbuildings. The irrigated acreage grows grass/alfalfa hay and parts of the irrigation are served by buried underground pipe, which produces high pressure via gravity flow for sprinkler irrigation. A good portion of the ranch slopes gently to the south and is actually flat enough and long enough to install a pretty good-sized airstrip. The acreage to the east is steeper, and goes into a canyon that offers excellent habitat for trophy mule deer bucks and wild turkeys in GMU 52. Priority landowner tags can be obtained. Some of the acreage has been used for excellent hemp production and could easily be re-permitted as a licensed hemp farm. Another portion of the farm is in wine grapes, which are in need of pruning, but could be regenerated for vineyard production. The land is good and the views are superb, with excellent views south to the San Juans, the West Elks to the east, and the Grand Mesa to the north. It's only 3.5 miles to town via paved county road, and access is excellent. At 6,480 feet, elevation is high enough for cool summer breezes, but the south-facing aspect makes for milder winters. Domestic water is provided by Upper Surface Creek Domestic.
