One common tactic is to add on adjectives to make a standard home feature such as a kitchen sound as if Martha Stewart designed it from scratch.<br \/>\nPart of the <a href=\"https:\/\/www.movoto.com\">Movoto Real Estate<\/a> team\u2019s job is to check our site listings each day. This made us start wondering, just what are the most common words used in property descriptions? As regular readers will note, once we get a housing itch, we have to scratch it.<br \/>\nUsing the MLS, Movoto collected the housing descriptions of five cities and then placed these inside a word cloud generator. The results were visual depictions of the most common words that appear in each city\u2019s MLS listings.<br \/>\nNote that capitalization played a role in the word cloud\u2019s creation. Some words appear multiple times, in both upper- and lower-case format.<\/p>\n<h2>Miami<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/10\/Word+Cloud\/Miami.png\" title=\"Miami Word Cloud\" class=\"aligncenter\" width=\"500\" height=\"767\"><br \/>\nUnsurprisingly, the most common word to appear in <a href=\"https:\/\/www.movoto.com\/property\/fl\/miami.html\">Miami<\/a> property descriptions was the word \u201chome,\u201d written in lowercase letters. Other popular words were:<\/p>\n<ul>\n<li>home<\/li>\n<li>GREAT<\/li>\n<li>kitchen<\/li>\n<li>room<\/li>\n<li>SALE<\/li>\n<li>Unit<\/li>\n<li>property<\/li>\n<li>HOME<\/li>\n<li>BEAUTIFUL<\/li>\n<li>SHORT<\/li>\n<\/ul>\n<p>After giving the Miami word cloud a look, we noticed something a bit different from our other cities. Miami real estate agents really like adjectives. In fact, they love them so much that they capitalize them all. In this case we\u2019re talking about \u201cGREAT\u201d and \u201cBEAUTIFUL.\u201d<br \/>\nWe know many people think that putting something in all caps makes it stand out, but when everyone else is doing it, it loses its luster.<br \/>\nA second piece of interesting information are the words \u201cSHORT\u201d and \u201cSALE,\u201d which might indicate the number of short sales on the market in the city.<\/p>\n<h2>Chicago<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/10\/Word+Cloud\/Chicago.png\" title=\"Chicago Word Cloud\" class=\"aligncenter\" width=\"500\" height=\"734\"><br \/>\n<a href=\"https:\/\/www.movoto.com\/property\/il\/chicago.html\">Chicago real estate<\/a> agents really love granite. More appropriately they love: \u201cGRANITE.\u201d &nbsp;The difference in capitalization is key. &nbsp;We are guessing that \u201cGRANITE\u201d is likely followed by \u201ccountertops.\u201d It goes to show that a slab of fancy rock is an important way to attract sellers. The key words that appeared in the word cloud were:<\/p>\n<ul>\n<li>room<\/li>\n<li>living<\/li>\n<li>basement<\/li>\n<li>GRANITE<\/li>\n<li>unit<\/li>\n<li>new<\/li>\n<li>Great<\/li>\n<\/ul>\n<h2>Boston<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/10\/Word+Cloud\/Boston.png\" title=\"Boston Word Cloud\" class=\"aligncenter\" width=\"500\" height=\"738\"><br \/>\nIn <a href=\"https:\/\/www.movoto.com\/property\/ma\/boston.html\">Boston<\/a>, real estate agents really like kitchens. The word \u201ckitchen\u201d is the most-used term in the listings. What does this say about the way Boston real estate agents think? A good kitchen is a hot commodity.<br \/>\nAnother common word was \u201cparking.\u201d With the known parking trouble in Beantown, it seems agents want to make a point of telling potential buyers there will be space to park their automobiles.<\/p>\n<ul>\n<li>Kitchen<\/li>\n<li>room<\/li>\n<li>Bedroom<\/li>\n<li>Floors<\/li>\n<li>Bath<\/li>\n<li>home<\/li>\n<li>parking<\/li>\n<\/ul>\n<h2>Los Angeles<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/10\/Word+Cloud\/Los+Angeles.png\" title=\"Los Angeles Word Cloud\" class=\"aligncenter\" width=\"500\" height=\"737\"><br \/>\nWe\u2019ll knock the two biggest words out of the way; \u201croom\u201d and \u201chome\u201d should be in each MLS listing, unless the property is four posts and a roof. &nbsp;Other than this, <a href=\"https:\/\/www.movoto.com\/real-estate\/homes-for-sale\/los-angeles.html\">Los Angeles real estate<\/a> agents are not inventing new lingo to wow potential home buyers. Their listings are tried and true.<br \/>\nIn fact, the only thing that really stands out is the use of the word \u201cfireplace.\u201d Why would a home in sunny LA need a fireplace? &nbsp;Likely because it\u2019s a luxury home.<\/p>\n<ul>\n<li>Room<\/li>\n<li>home<\/li>\n<li>New<\/li>\n<li>Kitchen<\/li>\n<li>bath<\/li>\n<li>bedroom<\/li>\n<li>bedrooms<\/li>\n<li>area<\/li>\n<\/ul>\n<h2>Dallas<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/10\/Word+Cloud\/Dallas.png\" title=\"Dallas Word Cloud\" class=\"aligncenter\" width=\"500\" height=\"774\"><br \/>\nMore descriptive than Los Angeles agents, <a href=\"https:\/\/www.movoto.com\/property\/tx\/dallas.html\">Dallas<\/a> home slingers like to tout the usual suspects seen in the previous city\u2019s word cloud, along with a higher emphasis of \u201cgranite,\u201d \u201cappliances,\u201d and the singular \u201cfloor.\u201d<br \/>\nSome of the more unusual words to appear in the word cloud include: \u201cbreakfast,\u201d \u201centertaining,\u201d and a tiny \u201cSS\u201d \u2013 which we can only assume stands for short sale.<\/p>\n<ul>\n<li>Home<\/li>\n<li>Kitchen<\/li>\n<li>Living<\/li>\n<li>Room<\/li>\n<li>Bath<\/li>\n<li>area<\/li>\n<li>large<\/li>\n<li>granite<\/li>\n<\/ul>\n<p>So if you\u2019re looking for a GREAT home with GRANITE in the kitchen for living, one of these cities has a home for you.<\/p>\n<hr style=\"color: #000;background-color: #000;height: 3px\">\n<em>The Movoto blog is a service of <a href=\"https:\/\/www.movoto.com\">Movoto Real Estate<\/a>.
