Photo Courtesy of Spike TV.<\/p><\/div><br \/>\nIf you know anything about the housing industry it\u2019s probably that it\u2019s in the slumps, and has been for longer than anyone cares to remember. Homes just aren\u2019t selling the way they did at the height of the housing bubble&#8211;or anywhere close to it, in fact.<br \/>\nThat\u2019s one reason <a href=\"https:\/\/www.movoto.com\/\">Movoto Real Estate<\/a> staffers have watched Spike TV\u2019s \u201c<a href=\"http:\/\/www.spike.com\/shows\/flip-men\">Flip Men<\/a>\u201d with such enthusiasm. We just don\u2019t get how stars Doug Clark and Mike Baird manage to thrive flipping houses in such a distraught market. (It also doesn\u2019t hurt that the two <a href=\"https:\/\/www.movoto.com\/property\/ut\/salt-lake-city.html\">Salt Lake City<\/a> investors find themselves in one pickle after another.)<br \/>\nThis week Clark and Baird make their return to the small screen for a second season. Avid viewers have been promised hijinks that include bees, a drug den, and a hoarder\u2019s haven.<br \/>\nIn preparation for the show\u2019s new season, and to satisfy our curiosity, Movoto asked Clark for tips on how to hang up our keyboards and start flipping houses.<br \/>\n&nbsp;<br \/>\n<div style=\"width: 350px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" title=\"Doug Clark\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/07\/images\/Doug-Clark+Resize.jpg\" alt=\"\" width=\"340\" height=\"510\" \/><p class=\"wp-caption-text\">Doug Clark. Photo Courtesy of Spike TV.<\/p><\/div><\/p>\n<h2>It\u2019s Not About You<\/h2>\n<p>The first thing budding house flippers need to know is to be patient, even more patient than you are thinking. In a single week Clark and Baird research 500 to 1,000 houses and select only a small percentage of these to attempt to purchase in an auction.<br \/>\n\u201cWe can wake up in the morning, look at 100 houses, and buy four,\u201d Clark said in a phone interview. \u201cWhat we really do is turn down homes. I think (people) don\u2019t realize how many \u2018no\u2019s\u2019 I say to houses.\u201d<br \/>\n&nbsp;<\/p>\n<h2>It\u2019s Not About Location<\/h2>\n<p>In their quest for deals, the pair have tossed aside one of the real estate\u2019s most vaunted mantras\u2014location, location, location.<br \/>\nWhen asked about how a potential property\u2019s location affects his decision, Clark laughed. \u201cDo I care about it?\u201d Clark asked. \u201cNo. To me it\u2019s price, price, price. What I\u2019m looking for is a deal. I\u2019m not picking it to live in. I\u2019m just picking an asset and a dollar amount.\u201d<br \/>\n\u201cI\u2019ve made far more money in areas that I don\u2019t even want to walk into than ones I would want to live in.\u201d<br \/>\n&nbsp;<\/p>\n<h2>Start Small<\/h2>\n<p>For\u00a0 beginners, Clark said to stay close to home; after all, real estate is hyperlocal. The better you know a place, the more likely you\u2019ll know what people in the area, and more importantly people moving to the area, will want.<br \/>\nIn Clark and Baird\u2019s case, they spent hours memorizing a neighborhood\u2019s associated real estate value.<br \/>\nOf course, they\u2019re professionals.<br \/>\n\u201cI think people know their areas better than anyone else,\u201d he said.<br \/>\nIn the same vein, Clark suggested new house flippers purchase a piece of property for $50,000. Photo Courtesy of Spike TV.<\/p><\/div><\/p>\n<h2>Auction<\/h2>\n<p>People have an idea that auctions take place with fast-talking men inside a courthouse. In reality, they\u2019re quick affairs just as likely to take place on the front steps of a courthouse as a bustling lobby.<br \/>\nClark suggests that would-be house hunters make sure to study the title carefully. What you are buying is a piece of paper that describes a particular patch of land. It\u2019s easy to get burned or accidentally purchase something much different than you thought.<br \/>\nOf course, some house flippers have one advantage&#8211;if you\u2019re in Salt Lake City. The industrious will watch Clark and Baird to see if they are bidding on a\u00a0 house.<br \/>\n\u201cIt\u2019s not like we can walk down and sneak in a deal anymore,\u201d Clark said.<br \/>\n&nbsp;<\/p>\n<h2>Know Your Competition<\/h2>\n<p>Once your new house is renovated and ready to go on market, it\u2019s important to scope out the competition. At times Baird and Clark visit similar homes in the area. It\u2019s important to remember that you aren\u2019t competing against every house in a given area, but houses in a specific price range.<br \/>\nIn other words, the house needs to be in similar, or better shape, with a lower price tag. One way to accomplish this is to keep the house neutral in design with up-to-date features. From here it\u2019s making a house livable\u2014even if no one lives there.<br \/>\n\u201cWe stage every single property,\u201d Clark said, referring to the practice of making a home appear lived in. \u201cWe put in furniture and all the ornate stuff.\u201d<br \/>\n\u201cWhat we do is simple: we just make sure we are nicer than our competition,\u201d he said. \u201cI always refer to it as dating.\u201d<br \/>\n&nbsp;<\/p>\n<h2>Be Your Own Agent<\/h2>\n<p>After you\u2019ve put your house on the market and found a buyer, it\u2019s time to wade through the complicated agent process.<br \/>\nLuckily, the team saw this hurdle early on. Baird became a real estate agent.<br \/>\n\u201cFor a few hundred dollars and few nights and weekends, I think a real estate education is the best thing you can do,\u201d he said. \u201cIf you buy or sell one house in your life you\u2019ve more than paid for it.\u201d<br \/>\nTwo new episodes of \u201cFlip Men\u201d will air at 10 and 10: 30 p.m. on Sunday, August 5.
