Who shows a potential buyer houses, while important, isn\u2019t as important as their desire to see the properties. We hate to break this to agents, but buyers don\u2019t \u201cagent shop.\u201d<br \/>\nSorry to burst your bubble.<br \/>\nRecently, <a title=\"Find Your Dream Home\" href=\"https:\/\/www.movoto.com\/\">Movoto Real Estate<\/a> interviewed more than 100 homebuyers about their experience immediately after they purchased their homes. Our goal was to better understand the homebuying process from beginning to end. We wanted to know questions such as&#8230;<\/p>\n<ul>\n<li>What do homebuyers do first when searching for a home?<\/li>\n<li>How did homebuyers find houses?<\/li>\n<li>Did homebuyers work with a real estate agent?<\/li>\n<\/ul>\n<p>When the interviews were completed and tabulated, we came to three conclusions:<\/p>\n<ul>\n<li>Unsurprisingly, homebuyers love the Internet<\/li>\n<li>Homebuyers follow a distinct pattern for choosing an agent<\/li>\n<li>Homebuyers don\u2019t always judge agents on their professional experience<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>Homebuyers Love the Internet<\/h2>\n<p>&nbsp;<br \/>\n<div style=\"width: 510px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" title=\"Agent Cartoon\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/07\/Images\/home2.jpg\" alt=\"\" width=\"500\" height=\"327\" \/><p class=\"wp-caption-text\">Original image by ronocdh on Flickr.<\/p><\/div><br \/>\n&nbsp;<br \/>\nThe Internet is the first place homebuyers look to when they finally decide to upgrade from apartment living. This finding falls in line with other major reports about homebuyer activities from organizations such as the <a title=\"National Association of Realtors\" href=\"http:\/\/www.realtor.org\/\" target=\"_blank\" rel=\"noopener\">National Association of Realtors<\/a>.<br \/>\nWe found the majority of homebuyers\u2019 first stop in their search was to Google (or Bing for the other 30 percent). Most homebuyers searched for \u201c[My City] Homes for Sale.\u201d This was followed by search terms that included a homebuyer\u2019s neighborhood or zip code.<br \/>\nThis means the Internet has usurped other avenues of searching for homes. Lagging behind this so-called series of tubes are agents and friends. Newspaper classified ads are all but ignored.<br \/>\nOther ways people search for homes with the Internet included:<\/p>\n<ul>\n<li>email updates;<\/li>\n<li>mobile alerts; and<\/li>\n<li>through websites such as <a title=\"Find Your Dream Home\" href=\"https:\/\/www.movoto.com\/\">Movoto Real Estate<\/a>.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>Homebuyers Don\u2019t Shop for Agents<\/h2>\n<p>&nbsp;<br \/>\n<div style=\"width: 510px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" title=\"Bunny Cart\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/07\/Images\/home3.jpg\" alt=\"\" width=\"500\" height=\"400\" \/><p class=\"wp-caption-text\">Source: jpockele on Flickr. Homebuyers care about shopping for agents about as much as this bunny does.<\/p><\/div><br \/>\nWhat happened when it finally became time to see a home, when buyers got the ravenous urge to be inside the house they just Googled?<br \/>\nThey absolutely did not call an agent. Curious home shoppers submitted a form to a website&#8230;<br \/>\nWait, what?<br \/>\nWe thought homebuyers would want to know the person who will help them make the biggest purchase of their lives? As it turns out, not really.<br \/>\nThis is what we learned: Homebuyers don\u2019t shop for an agent.<br \/>\nHere\u2019s why:<\/p>\n<ul>\n<li>We\u2019ve heard it time and again, but it\u2019s worth repeating: the prevalence of the Internet has opened the world to information. It\u2019s possible, with only a few clicks of a button, to access consumer review sites such as Yelp or Angie\u2019s List. If you\u2019d like to read three reviews about the quaint bakery you\u2019re brunching at, go ahead. But when it comes to agents, good luck. There isn\u2019t a definitive website for homebuyers to discuss their experiences. Instead, agent reviews are scattered among online real estate sites such as Movoto, Zillow, or Trulia.<\/li>\n<\/ul>\n<p>The other piece of the problem might make more sense.<\/p>\n<ul>\n<li>Buying a house isn\u2019t about the agent. Shoppers want to see houses. They don\u2019t care if a seeing-eye dog takes them on the tour, as long as they get to visit the property.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>Another Piece of the Pattern<\/h2>\n<p>&nbsp;<br \/>\n<div style=\"width: 510px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/www.flickr.com\/photos\/wwworks\/2959834115\/\"><img loading=\"lazy\" decoding=\"async\" title=\"Plastic Houses\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/07\/Images\/home4.jpg\" alt=\"\" width=\"400\" height=\"320\" \/><\/a><p class=\"wp-caption-text\">Source: woodleywonderworks on Flickr.<\/p><\/div><br \/>\n&nbsp;<br \/>\nEventually, either through a real estate website or through their own channels, homebuyers find agents (yes, multiple agents).<br \/>\nWe found that about 45 percent of people used two or more agents in their housing search. The good news is that universally they did not use two agents at once. The bad news is that, like life, first impressions matter.<br \/>\nNevertheless, we noticed a pattern for when homebuyers kicked an agent to the curb. What were the most common reason homebuyers found a second or third agent? The agent they had worked with was unprofessional. This is a broad statement, but we can break it down into two areas. When looking for a house, potential buyers wanted an agent who:<\/p>\n<ul>\n<li>Replied quickly to questions, and<\/li>\n<li>Was present to show a house.<\/li>\n<\/ul>\n<p>That\u2019s it. If these demands weren\u2019t met, buyers went to the bullpen.<br \/>\n&nbsp;<\/p>\n<h2>Smile, You\u2019re Being Judged<\/h2>\n<p>&nbsp;<br \/>\n<div style=\"width: 510px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/www.flickr.com\/photos\/rikkis_refuge\/5017538652\/\"><img loading=\"lazy\" decoding=\"async\" title=\"Cheshire Cat\" src=\"https:\/\/s3.amazonaws.com\/movotoblog\/2012\/07\/Images\/home5.jpg\" alt=\"\" width=\"400\" height=\"320\" \/><\/a><p class=\"wp-caption-text\">Source: rikkis_refuge on Flickr.<\/p><\/div><br \/>\n&nbsp;<br \/>\nIt turns out homebuyers\u2019 perceptions of an agent\u2019s quality don\u2019t accurately reflect abilities.<br \/>\nFrom here things get weird.<br \/>\nWhen we asked buyers about the quality of their agent, their opinions were almost entirely based on <a href=\"https:\/\/www.movoto.com\/agents\/ga\/deborah-blue-vici-international-real-estate-211828204\">emotional associations<\/a>. A typical response we received was \u201cShe was great! I really enjoyed her company.\u201d Or, \u201cHe wasn\u2019t a great agent. We didn\u2019t connect.\u201d<br \/>\nThe problem was homebuyers continued to work with \u201clow quality\u201d agents. When we followed up with buyers to learn why they still worked with the agent, we received responses such as this, \u201cHe answered all my questions and helped show me all the houses I wanted to see.\u201d<br \/>\nWhat we took from this was that, again, homebuyers just want to see houses.
