About Me:
Century 21 Associate Broker. I work with buyers and sellers in finding or selling their home in the West Phoenix Valley. I live in Surprise and help people with short selling their home or buying the best values within the valley. Short sales require a specialist in either helping owners to sell their home or buyers to get one of these great values. These sales are very different than traditional real estate. As a lead agent that is consistently in the top 100 in a 4 stage region and have been recognized as Century 21 Masters Sales Award. I have the experience needed to help buyers and sellers get best values.

How do you help buyers to find the right properties for them?
First and most important is to listen to buyers wants and needs. With this list we can priortize them so in looking at homes we get to the best fit as quickly as possible.

How do you make sure buyers get the best price for the property they are interested in?
Once a buyer has found one or more homes they are interested in purchasing, I prepare a neighorhood report and home comparables report. The first provides them with demographic information, location of stores and resturants, schools, city parks etc. The home comparables information looks at homes sold around there selections over the last 3 months and provides a price comparision to get an idea of value and how it might appraise. Then we work together to write a contract that is compelling to the seller and meets the financial requiarements of the buyer.

What do you do to help market the properties your clients are selling?
A sellers home will get listed on the local mls service and then syndicated out to hundreds of internet search engines to insure that it receives the widest possible national and internation visibility. This includes the Century 21 international web site to appeal to many new US immigrants. Locally sellers will have the famed Century 21 Yellow sign and brochures. To take adavantage of the latest technology, each home will have virtual tours, QR codes to show home tours and brochures for use with smart phones, a website for each home and availablility by myself to answer phones. I answer my phone so potential buyers have a real body to talk to when they need information.

How do you ensure your sellers get the highest price?
First is to make sure we have the property priced to sell. This envolves performing a qualified home assesment, which will allow the buyers to price the home against other homes being actively sold in the area. Pricing the home involves must consider current financial needs, timing to move, specific selling seasonality, area economics and the competitive environment. A too high initial price may actually mean a sales price less then a more buyer compelling price at the begining.

What do you recommend sellers do to make sure their selling process is smooth?
Focus on the current market and financial needs that you have today. Trying to position the price of your home based on more than 1 year old market data is counter productive. Buyers want to be compelled today to buy. Having your house in sales ready condition will make a big difference to buyers looking for that first impression.
