What do you recommend sellers do to make sure their selling process is smooth? Be honest with your agent about what you owe and any liens that may exist on the property. If you are in default, or anticipate that you will be unable to keep up with your mortgage payments, let your agent know from the start. Selling a home is a partnership based in trust and mutual respect. Your agent owes you the duty of confidentiality. You agent can provide the best service for your inndividual needs when she knows the entire picture. Once the relationship is established, trust your agent's advice. Remember that many aspects of a home sale are time sensitive. Please be prepared to take action in a timely manner, such as for responding to offers, making repairs, providing disclosures, etc.
How do you help buyers to find the right properties for them? The greatest service I can offer my clients is to listen. I begin with an in depth interview to learn about your must haves, dreams, and lifestyle so that I can find the right home in the right neighborhood within your budget and time frame. I take a holistic approachand lead the coordinated effort that includes your loan officer, title attorney, home inspector, and more.
How do you make sure buyers get the best price for the property they are interested in? How much is a home worth? I employ the same investigative techniques for buyers that I use when pricing a home for my seller clients. This involves a search of the tax records, analysis of neighborhood values, statistical market research, and more. No agent can legitimately claim to "get you the lowest price possible." With detailed explanation of market conditions and pricing trends, we'll arrive together in determining the fair market price and then negotiate to secure the property for you at the price you determine you're willing to pay.

I employ these proven investigative techniques when pricing a home for my seller clients:I begin with a search of the tax records, analysis of neighborhood values, statistical market research, and more. Proper Pricing is 95% of marketing. I'll provide a range of value showing what the home is worth in "as is" condition as well as "improved" condition and offer concrete recommendations on how to maximize the homes value for the least cost. I offer staging services and contractor references. How do you ensure your sellers get the highest price? Proper pricing and condition are the keys to maximizing price. With these two aspects in place, you have the greatest chance of attracting the greatest number of QUALIFIED, potential buyers in the shortest period of time.
