Because we know how important it is to actually be able to afford the area you love, we did a little research and put together this list. These are the 10 most affordable places to live near Sacramento: 1. Rio Linda

We created this list by looking at all of the places outside of Sacramento in terms of the following criteria:

  • Cost of living
  • Median home price
  • Percentage of income spent on rent
  • Affordability ratio (the median home price divided by income)

A whole lot of number crunching later, we were left with our list of 10. Don’t worry, we’ll get to all that later in our “methodology” section. First, we want to take a closer look at our 10 most affordable places.

1. Rio Linda

  • Median home value: $179,300
  • Cost of living: 110 compared to the California average of 133

Locally, Rio Linda is well-known as the home of the Roy Hayer Memorial Race Track, the location of the Sacramento Northern Bike Trail, or perhaps more importantly, the place where you can get some of the best cheesesteaks for miles. Most importantly, though, it’s affordable. When we compared the median home value to the median income, residents had one of the lowest ratios in the area, meaning, a whole lot less of their income goes into their houses. And it’s not just the homes that are inexpensive here—it’s pretty much everything. The cost of living in Rio Linda, which includes goods and services, groceries, health care, housing, transportation, and even utilities, is a good 23 points lower than the California average.

2. Citrus Heights

Citrus Heights is a wonderful place to live if you’re looking for a real sense of community. And who isn’t, right? With just over 84,000 residents, this Sacramento suburb still manages to have something of a small town feel. And the best part? You can actually afford it! Buying a home in particular here is more feasible than in most places in California. The median home price is nearly $200,000 less than that of California overall.

3. Florin

  • Cost of living: 103, tied as the lowest in the area
  • Median home value: $142,300, the lowest in the area

This diverse community is just about as inexpensive as it is rich in history. And that’s saying a lot. Not only do Florin residents get to enjoy the lowest median home prices in the Sacramento area, but their cost of living overall also can’t be beat. The only real drawback, it seems, to living in Florin is the high percentage of income that goes to rent—over 37 percent. This is one case where it’s probably better just to buy.

4. Elverta

  • Affordability ratio: 2.9, the lowest in the area
  • Median home value: $174,100

With just over 5,000 residents, this community is easily the smallest in our top 10. But it’s the good kind of small—everyone knows everyone, there are only about two street lights, and if you want to deal with the hubbub of a bigger city, Sacramento is just 20 miles away. Really, though, what better to come home to than some peace, quiet, and a house that only cost you about $174,000? Residents here also enjoy the lowest affordability ratio outside of Sacramento, meaning, they spend less of their income than all of their neighbors on their homes. Nice job, Elverta.

5. Rancho Cordova

Rancho Cordova’s motto is “City Life Reinvented.” With a cost of living over 20 points lower than the California average and the eighth lowest median home price in the area, we’d say reinvention is a beautiful thing! Especially in this case, where it seems to mean keeping prices low—not to mention instilling a sense of community. Now that’s reinvention at its finest.

6. Galt

  • Cost of living: 111 compared to the California average of 133

If you’re looking for an affordable place to raise your family outside of Sacramento, well, here it is. This charming city of just under 24,000 residents offers some of the lowest prices in the area. Residents make a median income of $57,100 and have a median home price of $191,600. This means they have the fifth lowest affordability ratio around. The only drawback in Galt seems to be a relatively high percentage of income can go to rent, but hey, all the more reason to buy a house, right?

7. Rosemont

  • Cost of living: 110 compared to the California average of 133
  • Median home value: $185,300

If you’re thinking of starting a family, or maybe just getting a dog, Rosemont is the perfect place to do it. The residents here are engaged and welcoming and it’s affordable. Especially because of the low affordability ratio, Rosemont is an excellent place to buy your first home and put down some roots.

8. North Highlands

  • Cost of living: 103, tied as the lowest in the area
  • Median home price: $143,300, the second lowest

We’ll start with the good news: North Highlands has the lowest cost of living (tied with Florin) in the surrounding Sacramento area. The homes are inexpensive, and affordable considering the residents’ median income of nearly $40,000. Unfortunately, though, residents who rent in North Highlands are paying far more than their neighbors—about 38 percent of their income is going to rent. So if you want to live in this community, you’re better off buying.

9. Foothill Farms

  • Cost of living: 105, the third lowest in the area
  • Median home price: $161,400, the third lowest

Foothill Farms is a great place for those looking to raise a family, or even those who are in their 20s and just looking to save some cash. We recently named it one of the best places near Sacramento for young professionals, not only because a good number of residents are between 22 and 29, but more importantly, because of the low prices here. Just a word to the wise, though, if you’re looking to rent rather than buy, Foothill Farms might not be the place for you. With over 38 percent of the average residents’ income going to rent, it’s actually more affordable to just buy a home.

10. Antelope

  • Affordability ratio: 3.2, the second lowest in the area
  • Median home price: $210,400

Like many of the other places on our list, Antelope seems to be better for buyers than renters. A higher portion of the average resident’s income goes to rent than it would to buying a house. In fact, Antelope residents have the second lowest affordability ratio (that’s home price to income) in the area. The overall cost of living—that’s everything from restaurants and groceries to utilities and healthcare—is even well below the California average. 17 points below, to be precise!

In Conclusion

When it comes to buying a home, we all know how important it is to be in a community of people you’ll love, how important it is to feel safe, comfortable, and just plain good when you drive down your street. Sacramento and its surrounding area certainly have all of this. But like we said, you have to be able to afford it. Our Methodology

Here’s the part of the post where we tell you all about how we came up with this list. If you’re not interested, you can skip right along to the table at the end. But for our fellow numbers nerds, here you go. To create this list, we used sources like the U.S. Census and AreaVibes to gather up information each of the places outside of Sacramento in each of these categories:

  • Cost of living
  • Median home price
  • Percentage of income spent on rent
  • Affordability ratio (the median home price divided by income ratio)

Any places that didn’t have complete data, we dropped from our list, which left us with a total of 32 places to look at. We ranked all of these places with scores from one to 32 in all of our categories, and then we averaged these out into one overall overall Big Deal Score for each place.
