We came up with this list by talking to local real estate agent Anthony Gulley and by looking at the cost of living, income, how much residents spend on rent, and home affordability. In these suburbs you can put some money away for your kid’s college fund or save up for that car that always starts, all while living the good life without breaking the bank.

White Settlement tops our list of the most affordable suburbs near Fort Worth, thanks to the availability of affordable ranch and two story starter homes and reasonably priced rentals. There are also plenty of budget-friendly amenities in White Settlement, including multiple city parks, a public disc golf course, a library branch with regular movie nights and community events, and a variety of affordable restaurants.

Balancing a tight budget and a high quality of life might be difficult, but you wouldn’t know it in Haltom City. Whether you’re restocking your bookshelf at the annual Haltom City Public Library’s annual book sale or keeping fit at the Haltom City Recreation Center for less per year than a gym membership costs per month, there’s always something thrifty and fun to do. If the low cost of living and affordable amenities weren’t enough incentive, Haltom City is also about a 10 minute drive from Fort Worth. That’s a whole lot of gas money saved.

Godley City Park provides green space for residents to enjoy, and with just over 1,000 neighbors, it’s the perfect town for backyard BBQs and home cooked dinner parties.

8. Saginaw

Saginaw is a great budget friendly option for those who want a quick commute of fifteen minutes to Fort Worth. 65-acre Willow Creek Park offers jogging and biking trails, basketball and tennis courts, and a disc-golf course, while Brian Schwengler Memorial Park has a small playground where your children will always be within eyesight. The aquatic center, community center, recreation center, and Saginaw Public Library also offer plenty of activities and events for free or affordable prices that residents on a budget can enjoy.

City events like Movies in the Park, the July 4th Parade, Christmas in the City, and the Soapbox Derby bring residents together. Elixa Carver Park offers peaceful green space and walking trails for residents, and while there are some shops and restaurants in Keene, residents are a 30 to 40 minute drive via the Chisholm Trail Parkway or I-35 West from downtown Fort Worth.

Tied for ninth on our list is the close-in suburb of Watauga. With nearly 24,000 residents, it’s no surprise Watauga has plenty of affordable amenities. The Watauga Public Library hosts regular community events and classes, and the Little Free Library in at the Capp Smith Park playground is the perfect place to exchange your child’s old books for a new read. Watauga also has several thrift stores, including Uptown Cheapskate, which sells designer labels at budget-friendly prices, and Kid to Kid, where you can sell back your child’s suddenly too small shoes and grab a gently used pair.

We created this list with the input of local real estate agent Anthony Gulley, and by using the following criteria to rank Fort Worth suburbs based on affordability:
  • Cost of living
  • Median home value
  • Percentage of income spent on rent
  • Affordability ratio (median home value divided by median household income)
We ranked 28 places near Fort Worth with scores in each category, and then averaged those scores into an overall score. The lowest scores made up our top 10 most affordable places near Fort Worth.
