The subject property is a two-story mixed-use residential/storefront retail property located at 4514-4516 South Western Avenue in the up and coming Vermont Square District of the city of Los Angeles. The building was built in 1923 and is composed of two large residential units on the second floor over storefront retail space on the ground floor. The residential units are on the second floor and they are accessed via an interior stairway off of Western Avenue in the front of the building and also via an open stairway at the rear of the building adjacent to the parking area. Both units are 3br/1ba units of approximately 1,005 square feet. The units are separately metered for gas and electric and each unit has its own water heater. The storefront retail space on the ground floor is in shell condition and will need to be improved for a new tenant. The size of this space is approximately 3,608 square feet (net rentable) and the last tenant to occupy the suite was a local church. There are two front doors accessing the suite located in the front of the building on Western Avenue and one back door that accesses the suite from the parking lot. The two separate front doors would make it fairly easy to divide the space into two separate suites if a new owner so desires. The parking lot at the rear of the property is roughly 44’ x 40’ in size and would most likely fit four or five cars.
