This is the third article of the series comparing similar cities and their real estate, namely Fremont and Livermore. Like the previous articles, I analyze some of the key elements of the homes for sale in the cities and also publish a list of the properties that are “winners” of the lowest prices per square foot. Price per square foot is one of the parameters that people use to evaluate properties for sale, and to find real estate that are relatively good value. Therefore the top of this list are the real estate that represent the best value, in terms of being able to purchase the largest square footage (or real estate) per dollar that you spend.
This one parameter is obviously only one of many characteristics a home buyer should look at in the process of evaluating a property. It is also recommended that a prospective home buyer seeks a professional real estate agent help in identifying the true value of a property, because at the end of the day, analyses like this is crude and does not take into account of many other important elements of a property.
This second article will cover Livermore real estate and Fremont real estate, two San Francisco Bay Area cities in the East Bay and among some of the most attractive cities for first time buyers. Homes are relatively inexpensive compared to toher Bay Area cities and there are a lot of good schools in the area. Livermore is accessible through I-580 (which is fairly congested during rush commute hours) and Fremont is along I-880.
These two cities have similar characteristics. Their median prices for a home are very close to each other, at $629,950 and $609,000 for Fremont and Livermore respectively. Fremont also has a higher median price/sf than Livermore. However, the median square footage of a home is larger in Livermore (1,589 sf) than in Fremont (1,392 sf), so if you are looking for more space, then you might want to consider Livermore.
In reviewing the Fremont property list, I included both single family and townhome/condo residences for the purpose of this report and there are 787 of them. I am taking the home data from the movoto.com website. I summarize the key characteristics below:

- Bedrooms – minimum 1, maximum 6, median 3

- $/bedroom – minimum $1,125, maximum $9,450, median $2,093
