How do you help buyers to find the right properties for them?
During our initial meeting, I sit with them through the process of meeting with a Lender to insure they will can find out how much they can afford and be comfortable with the payments. I don't want my Buyers to see a house they can't afford and loose the excitement.
How do you make sure buyers get the best price for the property they are interested in?
By researching the current Sold properties in the area of the house selected, I can determine how much the house should appraise for. Thus making sure my Buyers don't overpay.
What do you do to help market the properties your clients are selling?
Other than the normal of Posting on the MLS, and posting a sign on the property, I advertise the home on over 12 websites, and network with local Realtors to insure the agents are familiar with home.
How do you ensure your sellers get the highest price?
To get the highest price, I do an evaluation on the condition of the property, making suggestions on any repairs needed and/or editing of the personal items displayed in the house. In addition, I prepare a complete Comparative Market Analysis (CMA) to determine what the current market trends are.
We must make Buyers imagine their furnishings in the home.
What do you recommend sellers do to make sure their selling process is smooth?
I recommend my Sellers enjoy the process and focus on what plan to do in the future, moving to another house, traveling etc.
