About Thomas

My goal is to help my clients realize their real estate dreams. I am an expert negotiator specializing in residential income, single family residences, and condos. I have been an active Los Angeles real estate sales agent since 1998 and manage my own personal real estate investments. I was one of the 3 owners/officers of Exclusive Realty, Inc. from 1998-2013 and now co-owner and president of Sellstate Exclusive Realty 2013- present, alongside Sherry Sada. Together we bring 38 years of combined real estate experience.
I am fortunate to have a very diverse and colorful life. I am a potter and sculptor who was inducted into the Master's Ceramic Society and exhibited in the Metropolitan Museum of art by age 18. I started ceramics in boarding school at The Stony Brook School on Long Island. I received my Bachelors of Business administration from Adelphi University. After being in a suit in NYC, I decided to do some soul searching in Aspen Colorado where I started to do some print modeling. I loved it and moved back to NYC enrolled in a two acting school and signed with Elite Models.
Moving to Santa Monica in 1998 jump started my real estate career. In the process of purchasing property I was frustrated with the service I received so I decided to get my license. I have been consistent with Real Estate, modeling, acting and ceramics throughout the years. I have enjoyed a 15-year career doing sketch comedy on the Tonight Show with Jay Leno, and hundreds of TV commercials. I taught at the Clayhouse in Santa Monica for 17 years and then became a T/A volunteer in the ceramics department at Santa Monica College. My passion for ceramics has taught me patience. In the same manner, my acting career has made it very easy for me to interact with people while helping them develop their presentation skills in real estate.
I am a single father raising my beautiful 13 year old daughter. I was involved for six years with the Franklin Elementary PTA receiving numerous awards for my participation setting up and breaking down of their annual carnival fundraisers. I continued my involvement with Lincoln Middle School PTA for the past three years. I believe it is important to give back to the community. It has been a wonderful balance of parenthood, business, sales, art, and creativity. I bring all that experience together to make a very well rounded, strong professional

Thank You
Tom Swanson represented me in a very successful real estate purchase last year. Tom paid close attention to my property selection criteria and saved me a great deal of time by only sharing listings that met my criteria. Once we found the desired property, Tom moved quickly to submit my offer, facilitate removal of contingencies, negotiate terms and concessions, and ultimately close the deal for under asking price. I have referred Tom to several family and friends and have engaged him to assist me with the pursuit of my next real estate purchase

Recommend Tom Swanson
Hi, My family and I were looking to move into a new area but were hesitant as we were not sure of what we were getting into and where to start. A friend recommended Tom as an agent who had helped them when they had to sell their home and buy and new one very quickly. Tom was great as he not only showed us what we were looking for but discussed the pro’s and con’s of our own choices (which took the pressure of us). I would recommend Tom and his company to anyone. Thank You

Bought single family home in Venice
I cannot recommend Tom enough, I have worked with him for over 8 years. He is extremely knowledgeable about all aspects of the real estate process, from start to finished he was professions, diligent and perhaps most important, patient and understanding of my needs. On top of all of that Tom is extremely personable and a pleasure to work with.

Q&A with Thomas

How do you help buyers to find the right properties for them?
I listen to your needs and wants. I have extensive knowledge of Los Angeles and the Westside inventory. I put the two together.
How do you make sure buyers get the best price for the property they are interested in?
We will sit down and do a comprehensive comparative market analysis on the other homes on the market and recent solds. There also is an emotional value, as well. Once, we determine the willing price range we approach the seller. I am an expert negotiator. We will
What do you do to help market the properties your clients are selling?
I am the president of a boutique Real Estate Brokerage firm. We have partnerships with Zillow and Over 90% of home searches start on line. I have the ability to capitalize on that with these among other resources, like setting up an individual website for the home. I also have a team of about 60 agents to help spread the word.
How do you ensure your sellers get the highest price?
It is the reverse of the buyer side. We will sit down and do a comprehensive comparative market analysis on the other homes on the market and recent solds. There also is an emotional value, as well. Then we determine the willing price range. Typically when you price the property on the lower side of the range, put it on the market for a week or so with out letting people see it, you can create a frenzy which makes can get the seller the higher end of their homes value with multiple offers.
What do you recommend sellers do to make sure their selling process is smooth?
It is important to be realistic. Take a look at your home and try to get it in as functional a place as possible. Fully disclose all defects in the TDS. Know that unforeseen problems will pop up, so we try to remedy as many issues as possible ahead of time. It is a process and it is necessary to work with the truth and the buyers perspective, to successfully close at an agreed price.
