How do you help buyers to find the right properties for them?
Every person has their own way of "knowing" they have found the right home. Whether its an emotional connection when they enter the home or a calculated process to meet all their needs. As an agent, being able to recognize someones journey to find the right home is the most important "6th" sense we can have. I feel like I have the ability to connect with people on finding the right home. I am here until the end!

How do you make sure buyers get the best price for the property they are interested in?
My method of negotiating is determining the situation the deal in is. This means if we are in a multiple offer situation we are more aggressive on price and offer the best offer we can on the first try. If there are no other offers and the property has been on the market for a long time there is more room to get a better deal. I always call the listing agent before I submit an offer to make sure we know what situation the property in is. Its all about doing your homework and working hard for the client.

What do you do to help market the properties your clients are selling?
Exposure is the most important factor in advertising a property. Here is the San Bernardino Mountains there are two Multiple Listing Services. There is a local board and a board that expands across the state. I belong to both boards so there is no question that every possible buyer out there can view the property. I also go above and beyond simply taking pictures, I do a virtual tour of the property because some MLS' have very limited number of pictures allowed on the listing. The virtual tour gives a much larger amount of photos to view. The virtual tour syndicates to several other home searching websites as well. Our office also does high resolution full color flyers that are posted on the property and in our office.

How do you ensure your sellers get the highest price?
I feel the best way to receive the highest possible price for any home is knowing your market. Studying comparable properties that are Active, Pending and Sold is what sells homes. I am always honest with homeowners when it comes to my personal price opinion of their home.

What do you recommend sellers do to make sure their selling process is smooth?
When selling any property being prepared is key. I like to have all seller disclosures completed and ready for a buyer. Having a termite report done is helpful to avoid any unexpected expenses. A pre-home inspection is a good idea as well. I will also order a preliminary title report to make sure there are no issues with the property itself. These are only recommendations and I understand that every home owner's situation is different. I want to do what is best for the home owner and what makes the process of selling a home easier for them.

Interests: I would have to say one of my great passions in life is rescuing animals. I have loved all animals my whole life and find there is no greater reward than saving a life. I had worked in the veterinary industry previously to becoming a Realtor, but still stay connected to animals. My husband and I have fostered 100+ dogs in our home over the years and found them loving fur-ever homes. I love all my own fur babies like they are my children. :)

very pleasant,informative,enjoyable
My wife and I met up with Sheena in the morning. Since we´ve never been to Lake Arrowhead she gave us information on thr area and for Crestline. She than showed us several homes in both Lake Arrowhead and Crestline. Questioning about our like and dislikes for each home for future. I feel confident we got the right agent and that we will have success in finding a home with Sheena.

Knowledgable and Professional
Sheena has great knowledge of the San Bernardino mountain communities and was of great help to me in my purchase of a home.

While there were several issues in dealing with the transaction from the seller´s side, Sheena persevered in working through each issue as it arose and making sure the steps were taken to resolve them. Without her experience, I don´t think we would have made the closing date but we did and I couldn´t be happier in my new home!

Professional, Knowledgeable & Confindent = Complete Packaage
First off, I believe I should be able to write more than 1 review since Sheena has been involved in multiple mountain home transactions. With that said, I want to tell you that she is highly professional but takes pride in her ethical professional code as a Realtor. She is very knowledgeable about the area and its market. She was there from the start to the finish of every deal we made together. The thing is that as you interact with her I never felt pressured, and I always had a feeling of comfort that I was in great hands.

As long as she is an agent, I will never use anyone else. I buy income producing properties and am very demanding due to my schedule. I rely on others to do the dirty work for me since I am always on the road, and she has taken that responsibility without hesitation. She has the knowledge and drive like no other agent I´ve ever worked with. These are the two main qualities I look for in professionals. I trust her Instinct and Intuition without hesitation. I look forward to more transactions in the future.

I also wanted to add a comment about the 1 negative review. It sounds like this was a bank owned property. If this is the case, then these transactions can be a nightmare. The bank holds all the cards and you are pretty much playing a waiting game with them. This coming from an experienced foreclosure buying investor.

Just FYI....The Realtor has very little control over the bank and its decisions.

An agent who went the extra mileS
Sheena worked super hard for me. She was diligent and went above and beyond. I had tried three other local brokers and they were such a disappointment. One tried to steer me into flip properties being refurbished either by her own self or someone she knew. Another made an appointment she did not keep. Another one just didn´t even return a call. Sheena was the only one eager to show me any potentially suitable properties. Neither rain nor snow would deter her. She was also on top of the offers I had made, communicated with me frequently and kept me appraised at every step. I since have also learned what a caring and compassionate person she is by doing everything she can to help take care of abandoned pets. I highly recommend her.

Disappointed Home Buyer. Would not recommend.
When we first meet Sheena, she was attentive during our home search, but this all changed once we signed an offer and started escrow. When we put in an offer for a home, she seemed reluctant to submit our offer fearing it would get rejected. Our offer did get accepted at the price we suggested. During our escrow, she would not provide an updated status of the start of escrow, the home inspection, and additional forms that she forgot to have us sign. We had to keep inquiring to find out the status of our escrow proceedings which led to 4 delays in closing escrow. When our home finally did close, we had to contact the escrow company to inquire when it closed. We had contacted Sheena previously and explained to her that we had utilities scheduled to be turned on the day of closing and that we needed to be notified when the house closed for the water company to start service. Our home recorded in the afternoon and Sheena did not show up to provide us the keys until the evening. We had to call a lock smith to open up the house for us so the utilities could be turned on and we could move in as planned. She wasn´t with us to the end as her motto states. We do not recommend her as a competent real estate professional. She did not conduct herself in a professional manner as our previous realtor who sold our last home in Beaumont.

This was a very challenging purchase for Tom and DeeDee. The escrow company provided by the bank continously had problems I could not control. I tried my very best to warn Tom and Dee of the problems that may occur because I had sold other properties with this bank. I completely understand why they are so frustrated and wish I could have prevented the problems from happening. It was very unfortunate that the escrow office forgot to tell me the property had finally closed. I had to call them myself to find out it had recorded. As soon as I found out I called Tom and DeeDee and rushed over to the property. I am truly sorry they had a bad experience and wish them a happy new beginning in their lovely home.

Sheena is awesome! She is knowledgable, energetic and professional. She helped us find our perfect home, in our price range and the location we wanted. She was very responsive to our emails and phone calls, and always on time. We would use her again in a heartbeat and highly recommend her.

Wonderful Agent
Sheena took the time and effort to show me homes for quite a long time. She understood what I was looking for and where I wanted to buy. Also, she didn´t show home above and beyond my limit, nor ones that would be more work to repair than I was willing to do. Six month later, we found the perfect house in a location I did not think I could afford. She help set me up with various contractors and inspectors so I would know exactly where I would stand when the house was mine. She was patient, kind and respectful of my needs and desires. I could not ask for a better agent.
