we didn't know what to expect, but he's simply astonishing!
Randy has bent over backwards to help us find our perfect home. He has been patient, professional, and has always had our best interest at heart. I wish I knew people that were buying because my wife and I would recommend him always.
What were your next steps?
We are currently just waiting for a foreclosure to relist back to the market . So we could submit an offer.

the agent that really does work for our best interest
Randy is the real estate agent I would refer to everyone. He's not pushy, hes patient with us, and he's always treated my wife as I as important clients. Hes truly a professional that will do whatever he must to Get you the house you love at the price you love.

Randy is the guy you want to be on your side. Randy has helped us more than once, whether it is real estate, insurance, referrals for needing something or someone out of his expertise. He was On Time and Very Helpful!
Randy was very helpful in helping me to find the location. I liked the fact that he worked around the times I chose with no problem, he was on time and very helpful with telling me about the areas the schools and knew the area very well. I would recommend him to anyone who's interested in making a purchase. He is very prompt about getting back to you with any questions and found all the answers if he didn't know them asap.

How do you help buyers to find the right properties for them?
We always start with a needs analysis. We keep the communication going back and forth until we begin to see through the clients eyes what homes interest them most. Many times, thanks to the many internet sites displaying homes for sale, the Buyer has already selected a home. They then contact us to schedule a time to show them the home and put us to work to negotiate the best terms.
How do you make sure buyers get the best price for the property they are interested in?
Negotiation is key as a Buyer's Agent. We use very sophisticated tools to arrive at a price that we don't want to exceed when negotiating the best deals for our client. Of course, the client always has the final say in what they want to offer. We just do our best to make sure our homework is complete before we begin the negotiations.
What do you do to help market the properties your clients are selling?
We are expert marketers of properties for sale. When a Seller hires us to market their home, we enthusiastically go to work to quickly attract a buyer at the best price. Every Seller we choose to work with has the same goal in mind; get the highest price within the shortest amount of time. Statistics don't lie. We don't overprice a home. The first two weeks of listing a home is when Buyers are most excited. If it is overpriced and doesn't show well, the Seller misses out on this prime time. Our marketing plans are shared directly with the Seller so that they are well informed of what we do to attract a Buyer. We keep the communications lines open at all times.
How do you ensure your sellers get the highest price?
We provide a very thorough analysis of our clients home to ensure that it is priced right. On occasion we may require a Seller obtain a real estate appraisal that provides a non-partial third party opinion of the value of their home. Our proprietary strategies work and may look different with each Seller as we customize a plan that works best for their situation.
What do you recommend sellers do to make sure their selling process is smooth?
When a Seller contracts with a real estate broker from Schulenburg Realty, Inc., we ensure a smooth selling process by having check points in place. A lot is involved in the selling process and it is crucial to have a great team of experienced and ethical professionals on your side. We have experienced team members, from Attorneys to Lenders and Home Inspectors to Appraisers, that may be used at various points throughout the process if a hiccup occurs and disrupts the selling process.
