How do you help buyers to find the right properties for them?
We typically only work with Sellers of properties. Whether it's a regular sale or something more complicated such as a mortgage default, short sale, death, bankruptcy, probate or inheritance.
How do you make sure buyers get the best price for the property they are interested in?
Once we understand the objective of the Seller we can better position the sale of the asset.
What do you do to help market the properties your clients are selling?
We don't believe that just putting a property on the MLS or throughout the Internet will get it sold. Like most successful transactions our success comes from the relationships we've established since 2002 from within the community.
How do you ensure your sellers get the highest price?
The goal should never be to get the highest price. The goal of any transaction is to ensure its successful close. Too often sellers are focused on the wrong data set. Real estate sales involve numerous deal points including price, terms, financing. There are may ways to creatively get top dollar in conjunction with favorable terms - and ensure a win-win-win for all parties.
What do you recommend sellers do to make sure their selling process is smooth?
Seller's really need to do their homework. Both on the property and the broker selling it for them. Selling a home is stressful, complicated and very time consuming. The broker should inform you from the onset of all the positive and negative things that could happen - thus minimizing issues and all parties being in tune. In the end - though, trust is a very important part of the transaction. If a seller doesn't trust his/her broker they will not have a great experience.
