How do you help buyers to find the right properties for them?
David listens to a buyer's needs, desires and what they want to accomplish in the home buying process. David wants to hear all the details from type of home, location, financing, specifics, to price point!
How do you make sure buyers get the best price for the property they are interested in?
David will do the market research and present the facts and findings of comparable properties to guide a buyer to the best possible value of a particular property. When combined with David's expert negotiating skills the buyer is assured that they have achieved the best possible purchase price and terms of purchase.
What do you do to help market the properties your clients are selling?
David understands and preforms the market research required to present comparable sales to a Seller to use as guidance in establishing the listing price to offer the property to the marketplace. In addition David defines the target market for a particular property and tailors a specific marketing plan to expose the property to that marketplace of Buyers.
How do you ensure your sellers get the highest price?
David takes the time with every Seller's property to research and study the marketplace to fine the best possible comparable properties. These comps are then studied and to use as guidance in preparing a Competitive Market Analysis (CMA). This CMA is then combined with a custom marketing plan to expose the property to the target marketplace to attract the best possible buyer profiles for the property. This plan of action assures the seller the highest possible price for their property. The market research, CMA and professional marketing plan is presented and reviewed with the seller and further customized to meet the seller's goals. A list price and plan of action is developed and implemented.
What do you recommend sellers do to make sure their selling process is smooth?
tA Seller needs to secure a Broker/Realtor that has a proven track record of success in the marketplace they service. This Broker/Realtor's core values should include Dedication, Leadership, Integrity, and Commitment to Excellence.
