He and wife Alisa have been married since 2002 and they love to scuba dive and travel. TIM HARDIN, a Homeowner Advocate, was born and raised in Riverside, CA. He runs Dream Big's Home Buyer Focus Division and specializes in matching families with high-quality properties. He and wife Meredith have 5 children. Tim graduated from Poly HS in Riverside in 1985, where he was a football star. He runs a non-profit that exposes disadvantaged youths to the beauty of the outdoors. I especially liked the online services that helped me stay up to date with the latest events
Choosing to short sell our house was a difficult decision for us. Brian and Tim as realtors were there when we needed guidance and expert information. They laid out the options and let us make our decisions. We never felt pressured or alone as we navigated the confusion of dealing with the banks. Matt was an incredible agent in keeping on top of the banks and helped us stay calm through the process. Jennifer was an excellent agent and kept things moving for us. I especially liked the online services that helped me stay up to date with the latest events. I could upload documents and post questions with ease. Each one of these people gave us their best, but as a team they are the pinnacle of excellence. Work with them and you'll be getting the best.

I honestly don't think anybody else could have pulled off what Brian did. We had initially gone with a different agent that messed things up so bad our lender was serving us foreclosure papers. Our lender had already told us we had no chance of doing a short sale and that too many months past the deadline had already elapsed. We then contacted Brian and were pretty sure there was no hope for our situation. However, he advised us that he would take care of everything and did a pretty good job of calming us down and reassuring us that the giant mess was going to be resolved. Sure enough, he delivered, and it was nothing short of miraculous (and professional). Enough said!

You guys rock!
Brian Bean and his team of experienced professionals were very nice to deal with. They were Honest, up front, and problem solving at all times. After our initial contact with Brian, and setting up the sale of our property, we then worked almost exclusively with Jennifer Garrell from the "Dream Big" office, who did an incredible job in all faucets of the transaction. Jennifer's professional enthusiasm and firm demeanor with potential buyers, was greatly appreciated. We had asked Brian and Jennifer to finish the sale of the house ASAP so the family could move on with there Lives, and Dream Big did everything to close the sale of the property very quickly. I have owned many real estate properties in my life and have deal with many real estate agents and companies over the years, but Dream Big Real Estate has been the most enjoyable and easiest to work with company I have ever dealt with. They put our best interest first!
Through the years we have had many experiences in buying and selling homes. Our greatest experience has been working with Tim Hardin, our current real estate agent. He is professional with everyone he comes in contact with. His hard work and dedication 3 years ago helped our home sell within a few weeks. We are currently in escrow for another home and due to his excellence and integrity as a real estate agent we are planning to close escrow in a few weeks. How do you help buyers to find the right properties for them?
A WORKING RELATIONSHIP: We always meet first with our buyer clients to help solidify our working relationship and learn exactly what they are looking for. Everyone needs to be on the same page when it comes to finding a home. GETTING PREQUALIFIED: We also have a lender at that initial meeting so that our clients know precisely what they can afford and what their payment would be. TARGET AND ATTACK: Then, we educate them on the state of today's home market. That way, we can all have the right level of expectations and a game plan. From there, we specifically target properties that meet the clients' needs and set up showings.
How do you make sure buyers get the best price for the property they are interested in?
We have seen the carnage that can come after buyers take on too large of a mortgage. As Homeowner Advocates, we have vowed never to participate in that craziness again. And that means we always look after the best interests of our clients. WINNING STRATEGIES: To compete in a hot real estate market, we have developed strategies to get offers accepted, even in the face of heavy competition. We know how to structure offers to make them attractive. We know how to win with finesse, not simply by pumping up offers to unrealistic sales prices. AGENTS TRUST US: We also have great relationships with major listing agents in the area. Those agents know we are pros with high character. They trust us, and that helps us secure contracts.
What do you do to help market the properties your clients are selling?
Though we are licensed real estate agents and brokers, we really consider ourselves to be Marketing Experts who specialize in homes. ATTRACTION: Marketing is "attracting." If you want to get the highest possible price in the shortest period of time, you have make sure every potential buyer knows that your property is available to purchase. Not only that, but it must be presented in such an attractive way that people are champing at the bit to see it. TELL A GREAT STORY: As former newspaper editors and publishers, we know how to tell a story about your house, to focus on the "lifestyle" of your home. Many agents fall back on cliche-ridden listings and dark photos of your furniture. That doesn't work! We tell your story with a great description, with the maximum number of photos and with video tours (real videos, not just floating still pictures). WE'RE EVERYWHERE: And we don't stop at the Multiple Listing Service. We subscribe to hundreds of real estate only portals. So within hours, your home is being marketed on all the major websites, including Movoto, Realtor.com, Homes,com, Zillow, Trulia, Craigslist, etc. MAX MARKETING PROGRAM: You can find more about our "Max Marketing Program" on our website, http://www.DreamBigRealEstate.com.
How do you ensure your sellers get the highest price?
Of course, it all starts with marketing. The more people who see your home, the better chance you'll have to get the highest price. But there are things you can do before putting your home on the market to help generate interest. STAGING: We go room by room with you and give guidance on little things that can make your home more attractive. And we'll advise you on what repairs you should do vs. those that you shouldn't do, with return on that investment as the highest concern. BUYER QUALIFICATIONS: After we've generated multiple offers on a home, we go to great lengths to make sure that the buyers truly are qualified. Nothing is worse than taking a property off the market for a few weeks than to find that they didn't really have a proper loan qualification. LENDER APPROVAL: Our partner lenders give each and every one of your potential buyers a stamp of approval or rejection. When it comes from someone we know and trust, you can be sure the information is accurate. AS-IS VS. REPAIRS: Part of the vetting process also includes preconditioning the buyer and their agent about our expectations for the transaction. If this sale is "as-is," we let them know that trying to renegotiate later will not be acceptable. And we condense the inspection timelines for the buyer as well, to ensure that your property won't be off the market for long if the buyer changes their mind. (That, of course, is what we're trying to avoid from the beginning, but you always need a backup plan, and we're always ready with one) We're big-picture thinkers and we will always make sure that you see all potential scenarios so that you can make an educated decision.
What do you recommend sellers do to make sure their selling process is smooth?
Ensure that your listing agent is a Certified Homeowner Advocate, who is sworn to put your financial well-being ahead of their own. EDUCATION: We sit down with our sellers and take them through the process, step-by-step, to ensure they are fully educated. Only then can they make the best decisions for their families. And it helps minimize the "surprises." Having a great plan from the beginning, and making sure that our clients are well prepared for all possible scenarios.
