Hether is very cooperative and understanding

Heather responded almost immediately to my inquiry. She arranged to see the homes I wanted to see on the day I needed to see them. How do you help buyers to find the right properties for them?
As an exclusive buyers agent, I help my buyers from the very beginning of searching for properties to find just the perfect home for them, set up all showings for my buyers, I am in constant contact with my buyers to help facilitate a successful closing. When we are ready to make an offer on the property of their choice, I am a certified negotiation expert and will assist them through all negotiations and inspections. I love working with buyers and helping them find their dream home.
How do you make sure buyers get the best price for the property they are interested in?
As a Certified Negotiation Expert, getting my clients the BEST deal is my top priority! I help my buyers with assisting them with determining what is a good solid offer to make for the property and the local neighborhood, as well as negotiate all terms of the contract to get my buyers the best deal possible.
What do you do to help market the properties your clients are selling?
When listing and selling my clients properties, I have an extensive marketing plan in place to get their property sold for top $$$ and very quickly. I am an internet marketer and will be marketing their homes on over 400 of the Top Real Estate Websites such as Movoto, Trulia, Zillow, ColdwellBanker.com, Californiamoves.com, Realtor.com, Yahoo.com, Msn.com, Homes.com, and so many more. With all my properties I have a professional photographer come to handle all photos and virtual tours. All properties I list are listing in the multiple listing service "mls". I also have a large print marketing campaign in place to give all my sellers the most exposure for their property bringing them tons of qualified buyers and leading them to a quick sale.
How do you ensure your sellers get the highest price?
MARKETING! I spend a very large budget on all of my properties as marketing is the most important aspect of selling the property. I market all of my listings both locally, regionally, nationally, and internationally through my comprehensive market plan. I also sit down with all of my sellers and prepare them a very detailed market analysis report of what all local nearby properties have recently sold for and discuss all the current available properties in the area that will be competing against their property. Then we tour the property and based on all the upgrades in the property, I am able to accurately price my properties to sell for top $$$.
What do you recommend sellers do to make sure their selling process is smooth?
Their are several things a seller can do to ensure they will have a smooth sale: 1. Hire the best! Experience matters, real estate is the most important asset most people own in their life, an expert will get them the most money as they have extensive knowledge of what the entire real estate process is! 2. Do a through cleaning of your property-Properties typically will sell much, much higher with a very thorough cleaning-make it shine! :) 3. If the property is very cluttered, do some decluttering-buyers love open and bright! 4. Commission-give a competitive commission rate-everyone wants to save money when selling their property, however most people do not realize that when you offer a full competitive commission instead of cutting commission such as many discount brokers do, you will have approximately 1/2 the amount of buyers interested in your property due to some Realtors will not show your property due to a lower commission, also most properties that offer a full market commission sell for nearly 10% higher than those that sell using discount brokers. 5.
